Payment Procedures

We understand the busy lifestyle we’re all faced with today. We’re working hard and time for enjoyment is shrinking. Paying bills is a hassle, and we do our best to make payment of your rent less of a hassle. Our rent payment policies are clearly spelled out and provide you with hassle–free payment methods and clearly–defined timelines..

Problem Reporting

 We know you’re busy, and when you’re at home and a problem pops up, maybe one of those pesky maintenance issues we all face in the home, we want you to be able to bring it to our attention whenever it’s discovered. We also want you to know that we’ve received your maintenance request and we’re resolving the problem.

Resolve Problem Quickly

When there’s a maintenance or other issue, we jump on it with our own staff as well as any necessary contractors and service companies we need to resolve the problem. Rent Payment Instructions

HouseMax Pro Realty wants to make payment of your property rent as convenient as possible. We all have enough hassles in our daily home and work lives, so we want to help you to get your rent paid with minimal hassle.

Rents are due by the first day of each month and are late as of the 5th of the month. The penalty for late rent noted in you lease should be included with any rent not in our possession as of the 5th. There is more than one way to pay your rent:

  • mail a cheque to our address below (please mail at least three days before end of previous month)
  • send your payment via Zell
  • deposit payment in our rental checking account (preferred option)

We want you to enjoy your free time, and we’re making it as easy as possible to pay your property rent.

Move-In / Move-Out Procedures

Attention to detail in handling tenant move–in and move–out from our real estate rental properties is for the benefit of both owners and tenants. Misunderstandings are avoided by following our well–defined procedures.

  1. Tenants can move in on the first date in their lease, stated to be move–in date.
  2. Prior to actually moving in furniture, a walk–through must be done with our management to fill out the move–in/move–out property condition checklist.
    • Note any property maintenance problems you see during this walk–through.
    • The same form will be used at move–out to note any damage that isn’t considered “normal wear and tear,” so noting everything you see at move–in is best.
  3. To receive a deposit refund according to the terms of the lease, the tenant must accompany management in doing the move–out checklist. This documents any problems that could result in partial or full forfeiture of deposit.
  4. Tenants must have all personal items out of the property and off the premises by the end of the last day of the lease. Any personal items left in the property will be disposed of by management as they see fit. There could be charges against deposits if there is a cost involved in disposal.

Please read your lease carefully, as the lease document is the binding process for move–in and move–out, and there could be new procedures not shown here.

Application Instructions

Downloadable application (below) to be completed by all potential tenants over the age of 18 years of age. Please include a copy of photo ID(s) and income verification (i.e. pay stub etc) with application(s). 

 Minimum qualifications require at least 2x income of monthly rental amount and no evictions. 

Application fee can be Cash, Cashier Check or via Pay Pal to accompany full application(s) $65.00 for each applicant –18 years or older -  application fee is non-refundable. This fee must be paid by cash or money order or PayPal.  A PayPal Invoice will be emailed once completed application documents are received via email to (  Credit and background checks will be performed only once application and fees are received from potential tenants. 

 Upon acceptance of applicant(s) application there will be a $ 100.00 lease prep fee along with the required first and security deposit and any other required fees.
